Hello, my name is Ned Dufrene, owner of Dufrene Property Inspections L.L.C.
Dufrene Property Inspections is a single Inspector Owner/Operated home inspection service. I am a licensed Home Inspector professionally trained and insured in both Louisiana, (L.H.I. 11141) and Mississippi, (M.H.I.D. 0818 (exp. 01/31/24) as well a licensed Residential Builder (MS) (MSBOC R21931). An affiliate member of the GULF COAST ASSOCIATION OF REALTORS® INC., Pearl River County BOARD OF REALTORS® and a member of InterNACHI® (International Association of Certified Home Inspectors®).
Having a long history in the home building industry working with my late Dad, Ned Dufrene Sr. (a building contractor for many years in Louisiana), that taught me the early skills of looking for potential issues as well as having been in the service industry this last 30 years adds tremendous value for me as a Home Inspector. I have a passion for my work and look forward to meeting and/or working with you to help with such an important decision in your home buying/selling process.

Included in a standard home inspection are the following:
All inspections shall include a report containing descriptions and supporting photos of the home's systems and components, along with a series of recommendations regarding necessary repair(s) and areas requiring ongoing future monitoring, along with possible recommendations of further evaluation by a specialized contractor of a subject area.
All inspections shall cover the following systems and components:
-General grounds and site drainage;
-Roofing and related components;
-Attic area (if present);
-Insulation (where visible);
-Kitchen appliances (built in);
-Interior surfaces (ceilings, walls, floors);
-Garage area & components;
-HVAC System(s) (heating & air).
The report is intended to give the client information about the home's overall condition and each area's ability to perform (or not) its intended function.
The inspection report is considered a "snapshot in time" and the inspection procedure is visual, non-invasive and not technically exhaustive in its nature.
Upon completion of the physical inspection, I will go over my findings with you (if present) and discuss any concerns you may have. In most cases, your report will be prepared and emailed to you within 24 hrs. After your report is provided, I will contact you in a follow up call 1-2 days after and be available to answer any questions you may have about your report and its content.
My inspection follows the Standards Of Practice and Code Of Ethics as outlined by each State's Licensing Board.

As first time home buyers, the process can be overwhelming. Especially when buying a 28 year old home and knowing very little about the home buying process. Ned was so kind and helpful, and most importantly, DETAILED. Even both my partner and I’s parents said that this was the most comprehensive inspection they’ve ever seen. Luckily, our home inspection came back with few concerning issues, however, Ned took the time to detail the little things I’m not sure any homebuyer (esp. a first timer) would notice until they’re all moved in. I greatly appreciated the way explained every detail in the report, and how he talked with us in person about the concerns we had starting out. Most importantly, I thought it to be a highly professional gesture to follow up the next day after we had time to review his report and ask if we had any questions or needed more information on any given aspect. "We have bought and sold six houses in my husband’s career, all of which have had inspections and Ned’s inspection was by far the most thorough, accurate, and professional yet! He was very personable and answered all my questions without hesitation. No other inspector has even allowed us to be in the house during an inspection! Most inspectors spent one or two hours in the houses while Ned spent four and he inspected everything! He even brought me outside and pointed out some findings so I would have a better idea of what the report read, which was in my opinion going above and beyond the scope of his responsibilities!
